Reviews development proposals and applications; including zoning and variance requests, conditional use permits, site plans, and subdivision proposals; interprets and explains code requirements and ensures compliance with regulations and ordinances.
   Consults with and advises developers, contractors, and the general public on land use regulations and comprehensive planning policies. Coordinates planning activities and other departments, divisions, and outside agencies and organizations.
   Conducts a variety of current and long-range planning studies. Researches, analyses, and interprets social, economic, land use, and population data. Analyzes annexation proposals, identifies trends.
   Provides staff assistance to boards and commissions, including City Council, the Planning & Zoning Commission, the Board of Adjustments, and the Historic Preservation Board; prepares written reports and other exhibits and makes recommendations; makes presentations to the Planning & Zoning Commission and City Council.  Works with and assists the City Planner to prepare Planning and Zoning agenda and packets.
   Assists in the research and development necessary for periodic maintenance and updates to the Comprehensive Plan and the new Community Action Plan.
   Participates in the drafting of proposed ordinances and reformatting of the Land Use Code, with specific attention paid to alignment with adopted community goals, policies, and values.
   Assists and participates in the creation, maintenance and utilization of online tools for engaging or assisting the community at large.
   Interprets and administers the sign code, including issuance of sign permits. Reviews and issues other administratively reviewed land use permits.
   Assists in filing, organizing, and performing data entry into both electronic and paper files including regular organization and maintenance of files.  Is responsible to perform timely and accurate data entry into required databases.  Prepares, stores, and disseminates public information and records n keeping with City, department, and state record keeping policies.  
   Provides customer service to the public in the office, over the phone, and in the field, acting as a public ambassador to the City at all times.
   Performs other duties as assigned.
