POSITION TITLE: MAINTENANCE WORKER I – BUILDINGS AND GROUNDS
Position Classification: Non-Exempt
Pay Grade: 107
Job Function:
Under supervision of the Public Works Department, repairs and maintains various facilities such as public buildings, parks and playgrounds, pedestrian trails, parking lots, streets, sidewalks, and other public owned infrastructure. Duties may involve minor electrical and plumbing repairs, carpentry, masonry repairs, tree trimming, pressure washing, repair or replacement of mechanical equipment, and other duties listed below as necessary to fulfill the needs of the Town.
Essential Duties:
Receives written work orders or verbal instructions from supervisor.
Cuts grass on Town's property to include finishing touches such as edging, weed eating, weed pulling, clean up; blow off excess grass/debris with backpack blowers; collect and bag clippings, rake and bag leaves.
Uses pump sprayers for herbicide application on Town property.
Prepares and maintains landscaped areas.
Cleans internal and external areas of buildings and other Town owned structures to include dusting, sweeping, mopping and floor finishing which includes floor waxing, sealing, etc.
Washes windows.
Empties trash cans and consolidates trash for weekly pickup.
Paints interior and exterior walls and trim.
Operates small equipment such as pumps and pressure washers.
Repairs parking lot and sidewalks with asphalt, cold patching materials, and concrete.
Operates various equipment to maintain parking lots and sidewalks.
Maintains and repairs buildings' plumbing and electrical systems, including replacing worn or defective parts such as switches and fuses.
Repairs or replaces building brick, stone, and concrete.
Maintains and repairs wooden parts of buildings.
Replaces worn or damaged parts such as hoses, wiring, and belts in machines and equipment such as trucks, trailers, tractors, and riding mower.
Assists other departments with moving furniture and unloading and storing supplies.
Assists Utilities staff in meter reading and pipe repairs as needed.
Flags motorists to warn them of obstacles or repair work ahead.
Sets out signs and cones around work areas to divert traffic.
Drives heavy equipment and vehicles with adjustable attachments to perform assigned duties.
Drives trucks to transport crews and equipment to work sites.
Hauls and spreads sand, gravel, and clay to fill eroded roads in order to repair roads.
Dumps, spreads, and tamps asphalt, using pneumatic and/or manual tampers, to repair joints and patch broken pavement.
Cleans and clears debris from culverts, catch basins, drop inlets, swales, ditches, and other drain structures.
Removes litter and debris from roadways, parks and other Town facilities.
Uses tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments, and electrical and electronic devices.
Performs routine preventative maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, or the physical condition of buildings do not deteriorate.
Inspects, operates or tests machinery or equipment to diagnose machine malfunctions.
Diagnoses mechanical problems and determines how to correct them using utility repair manual or parts catalogs, as necessary.
Assembles, installs, or repairs wiring, electrical or electronic components, pipe systems, plumbing, machinery or equipment.
Inspects drives, motors, and belts; checks fluid levels; replaces filters, or performs other maintenance actions following checklists.
Cleans or lubricates shafts, bearings, gears, or other parts of machinery.
Repairs or replaces defective equipment parts, using hand tools and power tools, and reassemble equipment.
Records type of maintenance or repair work on checklist.
Erects or installs berms, highway markers, warning signals, and signage using hand tools and power tools.
Repairs, installs irrigation and operates irrigation panel.
Qualifications:
High School Diploma or GED
Valid Driver’s License. C.D.L. is desirable and required within one (1) year.
Prefer two (2) years verifiable building and grounds maintenance experience.

Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception and ability to adjust focus.
While performing the duties of this Job, the employee is regularly exposed to moving mechanical parts and outside weather conditions. The employee is frequently exposed to vibration. The employee is occasionally exposed to high, precarious places; fumes or airborne particles and extreme heat. The noise level in the work environment is usually loud.
