POSITION SUMMARY
San Miguel County is seeking a positive, ethical, customer service driven full-time non-exempt Appraiser III responsible for performing advanced professional land, mobile home, residential and commercial real property appraisal work, competently and in a manner that is independent, impartial, and objective. This position may also be responsible for the valuation of Oil and Gas production and equipment. The Appraiser III position is expected to possess significant, independent, and direct experience in the valuation of complex real property including a comprehensive knowledge of the three approaches to value as well as comprehension of ad valorem valuation methodology. This position will work with appraisal staff, consultant appraisers, Department of Property Taxation personnel, and county attorneys as requested by the Assessor and supervising appraiser.
Successful candidates will be able to apply appraisal theory and valuation, respond to taxpayer inquiries about property valuations, and perform review work necessary for the processing of appeals filed by taxpayers regarding property valuation assessments. When necessary, the position will be responsible for preparing USPAP compliant appraisal reports for higher level appeals and cases in preparation for District Court, Arbitration, or the State Board of Assessment Appeals.
The position will report directly to the County Assessor and Appraisal Supervisor and will be compensated at a Grade 37, Step 1-11 pay rate, ranging from $31.60 - $40.45 per hour, dependent on relevant years of experience in the profession/industry and according to the County’s existing classification and compensation scale. In order for the successful candidate to be offered a Grade 37 pay rate according to the County’s existing classification and compensation scale, it is required that the successful candidate must possess a current State of Colorado Certified General Appraiser License. As a full-time position, the Appraiser III will be eligible for all County-sponsored insurance and benefit plans as summarized in

The position will be primarily based out of the County’s Miramonte building in Telluride, Colorado.
Supervision Received:
This position reports directly to the County Assessor and Appraisal Supervisor.
Supervision Exercised:
This position will share some supervisory responsibilities with the Appraisal Supervisor.
